Before you decide to invest in land, there are some key points you should consider. First of all, you must exercise due diligence before investing any material amount of money. Researching and obtaining all the information available to you is critical and prudent. Secondly, it is a real estate company's main objective to sell properties and products, hence fact check and data check their claims. Do not take the word of the agent or agency without written confirmation. Lastly, check the fair market value of the land.  According to the Act on the Disclosure of Real Estate Prices, a reasonable price means a price that is most likely to be established if the land is traded in a normal market. Unlike housing, there are not many cases of transactions in land, and since shape and location are different it is not easy to judge the proper price unless it is fixed.  Determining the fair market value of land can be difficult; however, here are some helpful tips:

  • Go to the local real estate agents and simply ask about the area, land, and activities
  • Refer to valuation websites to see what the land in the area has been traded, sold, or bought for in recent years
  • If no records are found in the area, you can refer to the Ministry of Land, Infrastructure and Transportation for an annual gazette, although the public price and fair market value tend to have large differences, because the public price is generally the taxable amount
  • Last but not least, pay close attention to developments in the area/city (i.e. mass transportation routes, malls, amusement parks, factories, and large company and government investments) because they can and will increase value
